Tokyo’s compact rents keep climbing
Tokyo’s 23 wards are still setting record rents for small, single-occupancy units. NHK reported that one-room apartments hit new highs for the 22nd straight month in early 2026, with average asking rents for units up to about 30 m² topping roughly 107,000 yen a month.
Central wards are the priciest. In Chiyoda, Chuo and Minato, studio rents have reached about 130,000 yen, while cheaper outer wards such as Edogawa, Katsushika and Nerima remain far below that range.
Who feels it most
The sharpest increases are hitting single expats, digital nomads and other foreign residents who rely on compact private rentals instead of corporate housing or hotels. Medium-term visitors, including working-holiday makers and slow travelers, face the same squeeze when they try to book furnished monthly apartments or small studios.
Landlords are still testing higher asking prices on new listings, so the gap between central Tokyo and the outer wards matters more for foreigners watching monthly budgets.
What matters before signing
Standard leases can carry several upfront costs on top of rent, including a deposit of 1 to 2 months, key money of 0 to 1 month, an agency fee of about 1 month and possible guarantor charges. Many landlords also want income near 2.5 to 3 times the rent, plus a valid visa and residence card.
