The bank pays the annual rent upfront

Dubai Land Department’s planned “Rent Now, Pay Later” service would let eligible residential tenants divide annual rent into as many as 12 installments. A participating local bank would pay the landlord the full annual amount upfront, then collect monthly repayments from the tenant, Gulf News reported.

The financing is proposed at 0% interest, so the tenant’s annual rent wouldn’t increase through interest charges. Final eligibility rules, application steps and possible service fees haven’t been published, however and the structure could change before release.

Monthly payments are already available elsewhere

Dubai Land Department has offered a separate Flexi Rent model since June 23. It covers new and renewed leases with 12 participating property companies, allowing monthly, quarterly or semiannual payments by debit or credit card when the landlord agrees.

Under Flexi Rent, the annual rent remains unchanged regardless of payment frequency and bounced-cheque fees are waived for participating contracts. That makes the budget effect straightforward: monthly payment changes the timing of the expense, not the annual total. Rent Now, Pay Later would go further by giving the landlord the entire year’s payment immediately.

Annual leases remain the target

Both programs apply to residential tenancy contracts rather than hotels, vacation rentals or other tourist stays. Nomads considering settling in the United Arab Emirates would still need a suitable lease and a participating landlord or property company.

Rent Now, Pay Later may require UAE residency and a local banking relationship, but those conditions haven’t been confirmed. Tenants should check the final bank criteria and fee schedule when Dubai Land Department publishes the program terms.
