Phuket’s one-year visa scheme for high-end renters and condo buyers is operating as a pilot, with renewable stays for foreigners who meet the island’s property thresholds. Phuket Immigration has confirmed the program for the island only and officials say it's being monitored before any wider rollout.
The condo route requires a ฿3 million freehold purchase in a completed unit transferred on or after Oct. 1, 2020. The rental route starts at ฿85,000 a month for a condo, house or villa, with at least 12 months prepaid at first and 3 months prepaid for renewals.
Who the Phuket pilot reaches
The scheme is aimed at high-net-worth expats, retirees and investors who want a longer stay without repeated visa runs. Family members and dependents may qualify, but holders still can’t work in Thailand.
It also affects local property markets. Phuket has a stock of unsold inventory and the pilot is designed to pull in foreign capital while authorities keep a close watch on compliance and screening.
How to apply and what to watch
Applicants must show proof of purchase or lease, payment records and other compliance documents to Phuket Immigration. Properties that don't meet the rules can be rejected and violations can lead to revocation.
The program has been in place since October 2025 and was described as fully operational by April 2026 after clarification briefings. Fees weren't specified in the available reports, though standard extension filings in Thailand typically carry a ฿1,900 fee.
