Spain requires national registration for short-stay rentals starting July 1

Spain’s registration system is in force

Spain’s single registration rule now applies to short-stay listings offered online, including tourist and non-tourist rentals. Hosts must get a national registration number before advertising a unit and platforms must show it on the listing and verify it, under Royal Decree 1312/2024.

The system runs through the property registries and the Ministry of Housing’s digital window. If a registration is suspended or withdrawn, platforms have 48 hours to remove or disable the listing after notice.

Nomads and expats feel the squeeze

The rule covers whole homes and, where local law allows, rooms or partial units. That means furnished monthly stays and seasonal rentals marketed online can fall under the same system, not just vacation lets.

Property owners, tenants with subletting rights, usufruct holders and other lawful hosts are affected. Travelers may see fewer short-stay options on major booking sites as unregistered ads get taken down.

Getting listed now takes registry approval

Applicants need the unit’s address, cadastral reference, intended use, maximum occupancy and any required local or regional license or declaration. The registry assigns the number automatically once the filing is submitted, though registrars still review the documents.

The national number became mandatory for platform advertising on July 1, 2025. Hosts without it risk losing visibility online, while platforms face takedown duties when authorities flag noncompliance. For a wider rundown, see our visa updates and Spain guide for the complete picture.
