Greece's short-term rental crackdown carries real money attached: hosts now face compliance costs running into the thousands of euros per unit and inspectors have started knocking.
The bill for staying listed
Regional Tourism Services began issuing formal compliance notices to Airbnb hosts in mid-July, giving owners 10 days to submit documentation or risk fines, delisting and removal from the AADE registry. The standards themselves took effect Oct. 1, 2025 under Law 5170/2025, but active inspections only started this month.
To keep a listing live, hosts must produce and maintain:
- An Electrical Installer's Declaration (ΥΔΕ) confirming a working residual current device
- A 6 kg fire extinguisher rated 21A-113B-C, at least one per 100 square meters
- Smoke detectors in bedrooms and kitchen, plus emergency lighting and exit signage
- An annual rodent and insect control certificate from a licensed company
- Civil liability insurance covering guest accidents and damages
- Functional air conditioning in every bedroom
- A first-aid kit and displayed emergency contacts
- Building permit and legalization papers proving each bedroom is main-use residential space
Basements and semi-basements without sufficient natural light and ventilation are excluded outright. Bedrooms need ventilation openings of at least 5% of net floor area.
What it costs and who pays
Owners absorb the compliance spend, but nomads renting medium-term stays in Athens, Santorini and the islands will feel it two ways. Marginal units, converted storage rooms, dark basements and unpermitted bedrooms, are being pulled from platforms. That thins inventory in the exact neighborhoods where remote workers cluster and peak-season pricing has one less pressure valve.
The annual insurance premium and pest-control certificate are recurring costs a host running a single Athens studio at roughly €80 a night would need to price in across occupied nights and the one-time electrical and fire-safety outlay lands before the first booking. Expect that math to push some owners back to long-term leases and expect the remainder to nudge nightly rates upward to recover the spend. Anyone planning a stay of a month or longer should confirm the AMA number is active before wiring a deposit, because a delisted property mid-stay is the host's problem to solve but the guest's problem to live through.
