21-night rental register proposed in Ireland would affect nomad bookings

Ireland has proposed its first national register for short-term rentals covering stays of up to 21 nights, replacing the absence of a nationwide register with registration numbers for advertised units. The government plans to open registration Dec. 1, with hosts required to register by Dec. 31, 2026.
The requirement isn't in force yet. The bill completed its first stage in the Dáil on Oct. 23, but enactment remains a future stage on the parliamentary tracker. Fáilte Ireland says registration will open once the necessary legislation passes.
Registration numbers would become a listing requirement
Hosts offering covered accommodation would have to register each unit with Fáilte Ireland and display its unique number on listings and advertisements. The proposed system applies nationwide and includes entire homes, apartments and rooms advertised for short-term letting. Registration would need annual renewal.
Platforms would have to display registration information and conduct random checks. Fáilte Ireland could order a platform to suspend, remove or disable a listing with a missing or invalid number, the Department of Enterprise, Tourism and Employment says.
Short-stay nomads face a host-side change
For digital nomads and remote workers booking covered accommodation, the effect is indirect: the registration obligation falls on hosts, while enforcement could remove non-compliant listings. The proposal doesn't require guests to register.
The 21-night threshold describes the stays a host offers, not the traveler's total time in Ireland. A longer booking therefore shouldn't be treated as proof a property is outside the scheme if its host offers shorter stays too. Hotels, hostels and camping accommodation aren't included in this unit register.
Hosts have a planned December deadline
Remote workers who themselves offer covered accommodation would face the host requirements. Under the government's timetable, they would need to register each unit by Dec. 31 and display its number. Fáilte Ireland's registration page remains the place to check when the portal opens; it currently says registration isn't available.
